Financing Options for Body Corporate Solar and HOA Projects

Special Levies
Owners contribute directly from scheme reserves or through a once-off or staged payment. This is suitable when the Body Corporate or HOA has strong reserves.

Loans with Fixed Principal or Annuity Repayments
We can structure loans so monthly repayments are predictable or decrease over time as the principal is paid down. This supports body corporate electricity cost reduction and helps keep levies stable.

Power Purchase Agreements (PPAs)
A specialist provider installs, owns and maintains the solar system. Your scheme buys the generated electricity at a fixed rate, often lower than Eskom or municipal tariffs. This option usually requires little or no upfront capital from the scheme.

Hybrid Solutions
A combination of special levies, bank loans and PPAs. This gives maximum flexibility to match your scheme’s cash flow and governance rules.

A modern metering and billing platform is a key part of most successful projects. It can handle electricity as well as water, sewage, refuse, rates recoveries and other utilities through one resident-facing system. This reduces administration, improves transparency, enables better cost recovery, and helps track actual savings, solar production, battery use and future replacement costs.

We recommend a two-phase approach:

Phase 1 – Desktop Feasibility
We build a representative load profile and demonstrate potential savings, bulk metering strategy, smart metering platform, and overall opportunity.

Phase 2 – Detailed Engineering & Implementation (after trustee approval)
Full investigations, municipal engagement, final design and project execution.

We compare all options honestly, including their effect on monthly levies and long-term value. Our focus remains on solutions that ultimately benefit the owners, tenants and businesses in your community.
